Standard Fee
Our standard fee is 1.5% including VAT of the agreed selling price, which is paid by your solicitor on the day that you move. This price includes all marketing and advertising materials i.e. our professional photography, floorplans, brochures, window display cards, our accompanied viewings and if required, our staging costs. This also includes advertising on property portals i.e. Rightmove and on social media i.e. Facebook etc.
Energy Performance Certificate
Every home needs an EPC to sell or rent to comply with UK legislation. An EPC lasts for 10 years. If you have upgraded your home to such an extent that you feel a new EPC would be beneficial to selling your home, you can obtain an updated version.
We can provide you with an EPC, if you are marketing your property with us at a cost of £90.00 including VAT. You can pay this fee via Stripe, our text messaging banking link.
Anti Money Laundering Check Fee
JP Harll Limited is required to comply fully with the Money Laundering Regulations 2017 (Regulations) and as such we are required by law to get satisfactory evidence of the identity of our clients and/or any third parties involved in a matter. This information must be provided at the outset which means for homeowners at the time the instructions are received to market your property and for purchasers at the time that your offer to buy is accepted by the seller.
The fee is £30 (including VAT) per person charge to conduct an electronic AML check. You can pay this fee via HIPLA. HIPLA is our AML checking supplier, and you will receive both a text messaging link and an email link to conduct the check and pay your fee.
Referral Fees
As well as your obligation to pay our fee, we may also receive a commission payment, fee or other benefit (known as a referral fee) from ancillary service providers for recommending their services to you.
As a family owned, local, independent business, we believe in working with other local ancillary service providers to help support our community i.e. Solicitors, Surveyors and Mortgage Advisors from within Selby.
We occasionally receive £20 vouchers from Surveyors, chocolates and wine from Solicitors and cakes at Christmas from the EPC provider.
