We are JP Harll and we strive to do things a little differently. We hope that by being transparent, we open ourselves to a conversation with you on how we can work together in the not so distant future.
We realise we are taking a chance, by letting you know our fees openly. There will always be a competitor who wants to under cut us, but, if another agent can provide the quality service that we provide and can do it for less money – we would like to know how they do it.
We do our very best to achieve you the highest price in the best time frame to suit you – the seller and we can only do it for this commission rate because we share our building and overheads with Financial Options and we own our building, so we are not paying extortionate rent.
The quality of our photography, brochures, for-sale boards and advertising does not come cheap unfortunately.
The agents who will undercut our fee to obtain business, either don’t value their worth or don’t know ours.
Our Standard fee is 1.2% including VAT (which is currently 20%) of the selling fee, which is paid by your solicitor on the day that you move. Our contract is a no sale – no fee agreement. So, if you don’t sell, it hasn’t cost you anything to try. This price includes all marketing and advertising materials i.e. our professional photography, floorplans, brochures, window display cards, our accompanied viewings and if required, our staging costs. This also includes advertising on property portals i.e. Rightmove and on social media i.e. Facebook etc.
Energy Performance Certificate
Every home needs an EPC to sell or rent to comply with UK legislation. An EPC lasts for 10 years, unless you have upgraded your home to such a standard that you feel a new EPC would be a beneficial to selling your home.
We can provide you with an EPC, if you are marketing your property with us at a cost of £84.00.
We provide floorplans within our marketing materials service and as such, there is no separate charge.
As well as your obligation wo pay our fee we may also receive a commission, payment, fee or other benefit (known as a referral fee) from ancillary service providers for recommending their services to you.
As a family owned, local, independent business, we do not believe in receiving referral fees from other local ancillary service providers i.e. Solicitors, Surveyors and Mortgage Advisors from within Selby. The reason being that if local people do not use local businesses then we all run the risk of losing those businesses.
However, if for any reason, buyers or sellers of not want to, or cannot use those services and we believe you may benefit from using the services or Internet-based Conveyancers, then you should know that we would expect to receive a referral fee of £200 from them for recommending them to you and for helping you in completing any paperwork and continuing to offer our support throughout the process.
The benefit of this service is that we have constant access to their on-line service and they offer competitive fees. Should we recommend an internet-based Surveyor, then you should know that we would expect to receive a referral fee of £100 from them for recommending them to you.
You should also know that we do not receive a referral fee from our EPC provider. We do however charge an admin fee of £20.00 to cover costs, including the creating of the graph, which is included within the £84.00 fee.
