Most of us like to be in control of what is happening in our lives to one degree or another and when you are moving home there can be an increased risk of uncertainty. i.e. will the buyers agree to move on the date that I need to move? will they get their mortgage offer? will their surveyor's report come back ok?

Choosing the right estate agent to help you sell your home can make all the difference in ensuring as successful and stress-free a move as possible.

Find one that will take the time to listen to you. Who considers you and your personal situation and will take time to explain things when necessary, carry out all the viewings for you, not one who just says they will and then suddenly their diary is busy. Somebody who will negotiate offers that are placed on your home to get the best one for you. One who will liaise with solicitors right up to completion of the sale. Arranging viewings and obtaining offers is the easy part, the trickier part can be holding the sale together to completion.

Do your research and make sure you check out reviews and recommendations from other people who have used the estate agent in the past. It is important to find an estate agent who is experienced and reliable.

Ask questions and interview potential estate agents to make sure they understand your needs and have a good knowledge of the local market.

Negotiate a fair price and make sure you understand the terms and conditions before signing a contract.

Make sure you check the estate agent’s credentials and references and ensure they are a member of a professional body such as The National Association of Estate Agents (NAEA).

Get quotes from several estate agents and compare them to ensure you are getting the best deal. Remember though that cheapest is not the same as best. Service costs time and money and you don't just want to be a number or an address to the agent.
