Values:  I’m not talking about property values or how much a property is worth – I’m talking about personal values, business values and company values.

 

My personal values are honesty, decency, treating people right, treating others how I like to be treated.  Integrity – doing the right thing even when nobody is watching.

 

These things are instilled in you from childhood or you acquire them along the way.  Your values may change as life changes you.

 

Lots of peoples’ values will have changed due to Coronavirus.  What was important to you before, may not be so important to you now, and other things will have greater value.

 

My business values are to be paid a fair price for the level of service we offer.  For the hard work and dedication we put in to selling your home.  I’m not on a ‘get rich quick’ campaign, I’m all about you wanting to use us again next time you move.  I want you to be happy to recommend us.  To tell your children, your brother and sisters, friends and family “use JP Harll – they’ll look after you”.

 

I want to help other businesses.  To support them on their journey too.  To work hand in hand when and where we can – when we have similar values.

We all have different values but at the end of the day, in my business, it is my values that count.

 

We work with the people that I want to work with.  With people’s whos’ values align with mine.

 

Because I don’t have someone above me telling me I have to list every property that is offered to us.  It means I have a choice.  Just like the person who is selling a property has a choice of agents to list with.

 

People don’t always appreciate that we have a choice who we want to work with too.

 

Moving home is stressful enough and depending upon the people selling and the property they are selling can make it more stressful.

 

Do we want to reduce the amount of stress in our lives?  You bet we do.  Do we want to reduce the amount of stress in your life?  You bet we do and not just because we are the ones caught in the middle of a stressful sale.

 

If your house move is way too stressful, later when people ask ‘who did you move with?’ it is the agency name that is tarnished.  Not the seller or the condition of the house.  Although it has to be said, sometimes the solicitor gets the blame too.

 

People ask ‘why do you not do joint agency?’  Apart from the fact that only the first board erected is compliant with the Town and County Planning Act – the fact that some Agents don’t know and others don’t care.  The fact that you look desperate to sell so achieve a lower selling price.  It is more stressful for all concerned.  You can forget playing one agent off against the other with us.  We’re not interested in those games either.

 

People also ask why we generally speaking don’t work with Builders and their new build part-ex properties.  It is because of how the person buying the part-exchanged property is treated by the builder.  Years ago it wasn’t so much of a problem but as time goes by it’s getting worse and worse.  What do the builders care about?  It’s selling their new build properties.  The part-exchanged property is just a means for them to achieve their goal and the buyer of that part-exchanged property is a by-product.  Are you top of their priority list?  I don’t think so.  You wouldn’t believe some of the stories I could tell you.  Especially lately caused by the builders being unable to complete their builds on time and poor buyers of the part-exchanges being made homeless.

 

If you are selling a property and our ‘personal’ values are misaligned, then we reserve the right to decline to work with you.  Just like you have a choice of who to instruct to sell your home.  You have to be aligned to make the procedure as smooth and comfortable as possible.  If you are going to be working with somebody closely for 3-6 months, you have to be able to get along nicely or its painful for both parties.

 

If the property being sold has issues as long as your arm or an issue so deep you’d want to sever it and you don’t want to be honest and upfront about it or you want to hide it, to sell it and just get rid of it and pass it on to somebody else and say “it’s their problem now” again, no thank you.  We offer a duty of care to our buyers too.  “Would we want that done to us?  Not likely”.

You might not know that the professional photography used in all our brochures is Charlotte’s own and it is included in our fee along with her videos.

 

We are a no sale – no fee agency.  There are no up-front costs.  There are no withdrawal fees.  Your brochures, for sale boards and accompanied viewings are all included within our fee.  So is our internet advertising.

 

Therefore, when we put your house up for sale, everything we do, we do for free unless we achieve a completion of the sale and are paid by the solicitor out of your sales balance.  That is our driver.  We don’t get paid a penny unless we sell your home.
